The main function of the simple note is to inform interested parties about the ownership of a property, as well as its encumbrances and liens. It is a concise summary of the information that appears in the Land Registry on a specific property.
You have probably asked yourself this more than once, you may even know them better than anyone else, however, we will try to shed as much light as we can on this concept and help you in its acquisition.
Before buying a home, it is part of caution and common sense to be properly informed of the situation of the house we wish to buy. Does it have encumbrances (mortgages, liens, foreclosures, easements, rentals, usufructs)?, Who are its owners? and in what percentage of participation?, what is the cadastral reference of the property?
What information does the simple note provide us?
All these doubts, and some more, are satisfied with a succinct, brief and concise document that describes each relevant detail of the property, this is:
- What type of property it is (whether it is a plot, a house, a land, a common element of a community of owners, etc.)
- Physical description of the property: meters, built area, location, boundaries, address and locality. In the communities of owners, in addition, the participation coefficient, a basic data to exercise the right to vote in the community and to determine the quota in the expenses.
- The possible uses that the property may have, including the urban classification within the general urban planning plan of the municipality.
- The owner or owners of the property, which for cases of sale, must coincide with the person who is carrying out the operation, including their tax identification number (DNI if it is an individual or CIF if it were a company), economic regime (community property, private) or form of acquisition (inheritance, sale, etc.)
- Possible urban planning affects according to the General Urban Planning Plan of the municipality. A situation that could bring us expenses for the urbanization work of an area that affects the property.

What data do I need to request it?
To request the simple registry note it is necessary to know, at least, one of these data:
- The registry data referring to the Land Registry and property number.
- The Unique Registry Property Identifier (IDUFIR).
- The owner, through the name and surnames or NIF.
- The specific location of the property, through its full address or the coordinates of its location.

What is the difference between the simple note and a registry certification?
The simple note is purely informative, that is, it serves so that whoever requests it knows the basic content of the Registry, and only with respect to owners, rights and charges in force at the time of the request; therefore, through the simple note information cannot be given of old owners or rights that are already cancelled.
The registry certification, however, is a public document that is signed by the Registrar, who attests to the content of the registry and that has effectiveness against all: that is, it serves to prove the content relating to a property that is in the registry, if so requested, both of current and old ownerships, and both with respect to rights in force and extinguished.
This document serves to assert and prove such rights against third parties, natural persons, legal entities, courts and institutions and public bodies and is, legally, the only means to do so.
