You may be carrying out a procedure with a home, such as a sale or rental in Catalonia. If so, we recommend that you first check the occupancy certificate of the home in question.

First of all, you should know that an occupancy certificate is an essential document. This document certifies that the home is in a condition to be inhabited. Without this certificate in force, you will not be able to sell or rent the home. It is also a document that will be requested in the event of registering a new service or supply in the home: water, gas, electricity.
Knowing if your House Has an Occupancy Certificate
To find out if your house has an occupancy certificate in Catalonia, you have two options:
- First: By telephone. By calling 012, the General Information telephone number of Catalonia, you can check it there.
- Second: Online. Through the website of the l´Habitatge Agency of Catalonia. This website allows you to easily check.
The existence of the occupancy certificate can also be checked by a professional with access to it, such as architects or quantity surveyors. - Online. As we have already mentioned, you can do it through the website of the l´Habitatge Agency of Catalonia. The route to follow is to enter the "Procedures" section, go to "Habitability" and in "Occupancy certificates".
- By telephone. You can also check on 012
- In person. You can also go directly to the offices of the l´Habitatge Agency of Catalonia in any of the provinces to request it.
Knowing if a Home Has an Occupancy Certificate
To find out if a home in question has a valid occupancy certificate, you have the following ways to do so:
In any of these three ways of requesting it, you will only have to provide the complete details of the home: province, municipality, street, floor, letter, etc.
They will inform you if the requested home has a valid certificate as well as information such as the type of occupation, its status, etc.

Once you have verified if the home in question has the updated occupancy certificate, the next thing, if you wish, is to get a duplicate.
To do this, you can also request it in person at the offices or online in the route that we have explained in the previous section.
To do this, you will have to fill out an online form (on the website) or a physical form (in the offices).
However, you should know that in order to request this certificate you must be the owner of the home or the tenant in the case of a rental. It can also be requested by the legal representative of either party.
What to do if the home does not have a certificate
If, once consulted, we verify that the home in question does not have an occupancy certificate or it has expired. In this case, the following procedures must be carried out:
- Technical inspection. The first thing is that the home passes a technical inspection. For this, it will be necessary to find a qualified technician who can carry it out.
- Once passed, go to the l´Habitatge Agency of Catalonia and request the concession.
- Pay the current fee established in Decree 141/2012 and attach the receipt to the application at the agency.
Once this is done, the occupancy certificate will be sent to our home within 2 months of the application.
