To ensure that the idea of a home materializes and becomes a reality, it is essential to combine written information with audiovisual format. And throughout this process, to achieve the objective, we must go from the basic housing project, through the preliminary project, to the execution project.
The basic project of a house
The basic housing project is a set of plans, mostly geometric, that show the future home, which capture the client's idea on paper, but without delving into the technical sections. These technical aspects will be collected and developed in subsequent documents, such as the preliminary project and the execution project.
During the first visit, or during the first visits, the measurements, the geotechnical study, the necessary test pits, the topographic plan and the rest of the data that are considered necessary are taken. The current regulations linked to it must also be collected, both the urban planning laws and the municipal ordinances on building and the possible variants of the Building Technical Code.
What is the preliminary project in a building
The preliminary project is the document that puts the technical feasibility of the basic project on paper. It includes the calculations made for the structure, the constructive proposals or the energy efficiency studies, among other calculations.
With all the information collected and ordered in a preliminary project, it is possible to request the granting of certain construction licenses from the public administration. In certain cases, particularly in projects to improve or reform an existing architectural element, the basic project may be sufficient to speed up the bureaucratic procedures for its execution.
Housing execution project
The housing execution project is the document that collects all the necessary information so that the construction manager can execute it and make it a reality. The document includes detailed plans, all the necessary technical specifications, a safety and health study, the specifications, the economic budget, the measurements taken, the construction details, the plans of the structure, the initial foundation, etc.
In the housing execution project, no detail can be left unknown, no doubt pending resolution. If part of the execution project had to be rewritten, if any unforeseen event had to be resolved, directly, applying the corrections to the material work, it would mean that the executive project had not been drafted correctly, it would not contain the rigor and exhaustiveness required and necessary.
