Valuation Methodology

The valuation performed by Euroval is, in all cases, an individualized valuation, after analysis of the necessary documentation, with a visit to the property and its surroundings.

Our method

In these analyses, we must place special emphasis on detecting the speculative elements that may influence the value for certain purposes, and in each case the appraiser will quantify the influence of each of them.

During this visit, registry, identification, and physical checks are carried out regarding surface area, distribution, technical characteristics, types of materials, finishes, uses, state of conservation, etc.

The urban planning situation of the property is then analyzed, its alternatives in the surrounding area are considered, and possible discrepancies with the cadastral data are checked.

Subsequently, we focus on one of the most important aspects of a valuation. We refer to the market study of properties of similar types in the surroundings of the property to be valued. This study, together with our own database, constitutes the basis for valuation by comparison.

The last part of the valuation refers to the application of the valuation methods, which will vary depending on the purpose and use of the property and which in most cases will be determined by the cost, comparison, and update methods.
