The Present and Future of Housing Prices, under Debate

Annual Meeting of Housing Sector Professionals:

The portal preciosdevivienda.es has held its annual meeting where the present and future of housing and rental prices were discussed. Euroval has been part of this initiative, being one of the three appraisal companies that make up the collaboration panel with this portal. An important event attended by more than 400 professionals from the sector.

Preciosdevivienda.es originates from extensive statistical production and reports on housing prices generated by the real estate sector in Spain. It is also a particularly relevant indicator for understanding the state and evolution of activity in this sector, which is vital for the Spanish economy.

Among the speakers was the Secretary General of Housing of the Ministry of Development, Helena Beunza, who highlighted the good performance of the sector, as confirmed by data from the Housing and Land Observatory of the Ministry of Development, which reflect the recovery of real estate and construction activity.

The most Relevant Conclusions:

  • The most relevant conclusion was that we are far from another possible real estate bubble, but that care must be taken with micro-markets that are taking advantage of a supply deficit to manipulate prices.
  • The problems of young people in accessing housing and the development of cities alongside technology were highlighted with respect to the sociological challenge that both pose today, in addition to the need to propose sustainable development that is appropriate for the environment.
  • It was argued that the rates of mortgage granting are much lower than those of sales, something that will prevent glimpses of a bubble in the sector, both in the sale of homes and in rentals, where there is simply a logical heterogeneity by region. And all the speakers applauded the new mortgage law as an important step forward in improving consumer information.
  • It was emphasized that access to housing requires improving transparency and supply, but also the reality of a market that is weighed down by the temporality of jobs. A fact that requires public action, taking special care in planning the market for 10 or 15 years, taking into account conditions such as the aging of the population and the transformation of the housing market to new social realities.
