Project Mentoring
Project Monitoring is an independent service for controlling the most relevant aspects of a financed real estate development, where the evolution of the project is periodically analyzed.
The objective is the early detection of current or potential risk situations.
The service covers different phases throughout the entire development:

At the beginning, a report will be prepared with a prior audit to analyze the feasibility of the project.
Subsequently, periodic monitoring reports will be carried out until the end of the development. Focused on the actual progress of the construction work and construction certifications, review of invoices and updates of the flow of collections-payments incurred.
It will conclude with a final report carried out in parallel to the processing of the First Occupation License. With the aim of detecting still latent risks as well as establishing the economic closure.
Technical Due Diligence
The most relevant aspects of the state of a real estate asset are analyzed in order to provide the client with relevant information on the current situation to improve decision-making.
Technical Due Diligence reports on the most critical aspects, possible present and future risks, as well as other potentially favorable aspects, which allow showing the real possibilities of the asset.
The reports are applicable to land, buildings with unfinished work or finished product.

Most common purposes
Auction
In the cases of real estate auctions, it is advisable, and in many cases necessary, to carry out this type of report before bidding: current status, physical visit, IBI or community expenses. Although obtaining information and documentation is more complicated, it is equally important, for the purpose of the auction, to have as much information as possible.
Sale
Used in sales transactions and especially with some buildings linked to economic exploitation, residences or hotels. They provide specific information on the real and current state of the property: physical condition, capex, legalization of installations, activity licenses, contracts associated with the activity or economic burdens, among others.
Land report
Used to have knowledge regarding the state of the land that has been awarded or that is intended to be awarded. For certain assets that could be considered the object of investment/divestment, it is entirely necessary for decision-making due to the information provided – physical identification of the asset, urban, legal, market or occupancy status analysis, among others.
Payment in kind
Used in cases where it is decided to face the option of payment in kind for the purpose of outstanding debt, in these reports the general state of the real estate asset is analyzed, especially in relation to compliance with urban regulations and the state of existing encumbrances on it. It offers real and truthful information that allows facing this operation with full guarantees.
Enforcement of guarantees
In processes of enforcement of guarantees related to a failed developer loan, in our reports we offer a direct approximation to the current real state of the property, debts and legal situation with suppliers, City Councils and Public Organizations, status of processing of energy supplies, deadlines or termination costs.
