What is a Real Estate Appraisal?

It is a report prepared with standardized methodology, according to the purpose requested, in order to obtain the value of a certain property or the right over it. It is performed by an expert appraiser team and is finally supervised to control its quality by the Euroval validation department.

This type of service focuses on the appraisal of all types of real estate and rights, among which the following should be noted:

The real estate appraisal can be aimed at different purposes, among which we can highlight regulatory, non-regulatory (knowledge of value in general) and administrative purposes or those related to the processes of the administration:

Among the regulatory purposes are those included in Ministerial Order ECO 805/2003:

  • Mortgage guarantee of credits or loans
  • Coverage of the technical provisions of insurance companies
  • Determination of the assets of real estate collective investment institutions
  • Determination of the real estate assets of pension funds

The non-regulatory purposes cover a wide spectrum, however, all of them with the common purpose of knowing the market value of a property. Among this type of purposes we can highlight:

The procedures established by Euroval in the performance of appraisal reports are perfectly systematized in such a way that our entire technical and administrative team is coordinated in their performance.

The reports are prepared with standardized methodology, according to the purpose described and taking into account the nature of the asset to be valued. The steps taken once the order is received are as follows:

  • Once the documentation provided by the client has been obtained, the technical team will visit the property and make the necessary checks to determine the characteristics and actual situation of the asset under consideration, contrasting the physical characteristics of the same with those contained in the documentation provided.
  • The use and protection regime, tenure, occupation, and other physical, legal and urban characteristics of the property are analyzed.
  • Depending on the type of real estate asset, and the consideration of this and purpose, Euroval technicians apply the most appropriate methodology to perform the report.

This process implies the use of internationally recognized valuation methods and techniques:

  • For regulatory purposes, those contemplated in Ministerial Order ECO 805/2003, on valuation standards for real estate and certain rights for certain financial purposes. Mandatory application regulations in Spain for purposes.
  • International Valuation Standards IVS
  • European Valuation Standards EVS
  • RICS regulations. In the event that it is required, Euroval has a team of technicians with accreditation from the Royal Institute of Chartered Surveyors.

In accordance with Law 2/1981, of March 25 on the Regulation of the Mortgage Market, in order for an Appraisal Company to issue a valuation report valid against entities of a financial nature as well as public and administrative bodies, whatever the purpose for which it is proposed, it is necessary that the company is previously approved by the Bank of Spain. Euroval has had this approval since 1990, as well as that of the National Securities Market Commission (CNMV), which ensures that any report that is carried out will be fully valid before the bodies of the administration as well as before banks and financial entities in general. We have quality certification from AENOR and IQNET.

For the performance of an Official Appraisal under ECO 805/2003 regulations, to request a mortgage guarantee it is essential to provide an updated Title Deed, this means that it is less than 3 months old at the time of the Appraisal.

Another essential requirement if the property is rented, is the lease agreement and the last receipt available.

It is a note through which the content contained in the registration entries of a certain property is reported, indicating the registration data of the property, owner or owners and the existence or not of charges or encumbrances.

Notarial deed in which the property being valued is recorded. It must be registered in the corresponding Land Registry.
