Required Documentation
The following documentation will need to be provided to our technician:

Registry documentation. Simple Registry Note (for ”Mortgage Guarantee” it must be less than 3 months old) or copy of the Registered Property Deed.

Cadastral Reference of the property for which you wish to obtain your energy performance certificate.

Copy of the DNI (National Identity Document) of the owner, in the case of a company, it will be that of the representative, and contact information (email address and telephone number).

Authorization (specific to the Autonomous Community, if it exists) issued by the property owner (representative of the legal entity or company) in favor of the drafting technician.

If the owner is a company or corporation, a copy of the CIF (Tax Identification Code) and the power of attorney documents that accredit the person as its representative.

Optionally, you can also provide the property’s floor plan.
Since June 1, 2013, it is mandatory to provide an Energy Efficiency Certificate of the property in sales and rentals of homes or commercial premises.

What is an Energy Performance Certificate?
Document that includes the energy efficiency rating and the consumption of a building or part thereof (home, premises, office, etc.), information on the procedure, description of the energy characteristics, and viable improvement recommendations. The rating must be registered with an official body of the corresponding autonomous community in order to have the character of a certificate. It will inform the potential buyer or tenant of this energy expenditure. It could condition the price or rent of the property in the future.
Should it Appear in Advertisements for the Sale or Rental of Homes?
In all of them. Both on paper and on the internet or any other platform, we must comply with the energy certification regulations.
When Did it Come into Effect?
June 1, 2013. Every owner who wants to sell or rent their used home must have the energy efficiency certificate in compliance with Royal Decree 235/2013, of April 5.
Will there be a Transition Period for its Implementation?
No. From the marked date, whoever markets their house must show the energy certification label or will be sanctioned.
Which Houses Must Have it?
All used ones that are sold or rented to a new tenant, provided they do not already have a certificate in force.
Are there Exceptions?
The following are exempt from the obligation: buildings protected for their architectural or historical value in which making energy efficiency improvements alters their character or appearance, temporary constructions with a duration equal to or less than one year, industrial, defense, and agricultural non-residential buildings or their parts that have a low energy demand, independent buildings with a useful area of less than 50 m², and those properties acquired for demolition.
What are the Ways to Obtain it?
Individual (for a single home) or community –cheaper– (for the building that marks the rating of all its homes, although an owner can modify that of their apartment if they have made improvements).
It responds to a 2010 European Directive that seeks to create buildings and houses of high energy efficiency.
What Parameters Will be Used to Determine the Rating of the Home?
Insulation (walls, ceilings, floors, windows, balconies, etc.), orientation, energy generation systems and fuel they use, domestic hot water installation, lighting systems, type of kitchen, etc.
Will it Say how to save Energy?
Yes. It must include recommendations for improving optimal levels of efficiency −including investment recovery periods−.
Will it Require Renovations?
In no case.
Will it Reflect Recent Renovations?
Yes, provided they are accredited and have involved an improvement of the elements or their installations.
How is it Requested?
The owner will choose qualified individual professional technicians or specialized companies.
Who Can Issue it?
Technicians with academic and professional qualifications enabling them to draft projects or manage construction works and manage the execution of building works or to carry out projects for their thermal installations.
How Long Will it Take to Process?
Once the inspection has been carried out, the delivery times for the energy performance certificate vary depending on the following variables:
Preparation time by the professional technician or certifier, and subsequent assignment of the rating on the energy label. (Approximately 3 days).
Depending on the Autonomous Community, registration of the energy performance certificate. Each Autonomous Community establishes its registration criteria.
What is the Cost of Certifying a Home?
Each company or professional can freely offer rates to certify homes. The price will depend on what the professional who performs the study offers you. If you want to obtain a good estimate of the annual energy expenditure as well as the study of the investment that would be necessary to achieve energy and therefore economic savings, the cost of certifying a home will be around €150. However, the amount will vary depending on other factors such as the complexity of the installations, the square meters, or the documentation provided about the property.
What Fees Will be Charged?
The energy certificate has an added cost for registering it with the administration. The fee associated with registering the energy certificate of a home will cost between 0 and 40 euros, depending on the autonomous community.
Will it Have an Expiration Date?
The EPC has a maximum validity of ten years, except when the energy rating is G, whose maximum validity in some cases will be five years.
Should it be Officially Registered?
The recognized document will have to be registered in the corresponding registry that each region will create.
Royal Decree in its article 5 grants competence to the autonomous communities, which are the ones that must regulate energy certification and create an official registry where all certifications will be registered.
What Happens when Energy Performance Certificates are Registered with the Official Body?
Registering the certificate with the autonomous body means granting the mandatory energy label to sell or rent the property.
Who Will Monitor Compliance?
The competent body of each community, which may delegate to independent agents authorized for this purpose. It will be carried out on a random selection that will verify the data used to issue the certificate.
What Sanctions Will it Entail?
From 300 to 6,000 euros, depending on the infraction (minor, serious, or very serious). If the offender had obtained economic benefit from non-compliance with the regulations that was greater than the amount of the sanction, a fine will be imposed for an amount equivalent to said benefit.
Can a Sale be Closed without a Certificate?
Yes. The notary must inform the buyer in this case and the buyer give their consent. The deed will reflect this exoneration.
The person who buys a house without a label, can they be fined? They have no responsibility. The obligation is on the seller.
What is the Purpose of the Energy Certificate Imposed from Europe?
The purpose is for homes in Spain to be as efficient as possible, but the result of the energy rating of a home does not entail any type of consequence, that is, it is an informative and non-binding document. The objective of the government and Europe is to ensure that those homes with the worst energy rating are subjected to reforms to improve their energy efficiency. The horizon is that all homes built from December 31, 2020 have an almost zero energy consumption, as established in the additional provision of Royal Decree 235/2013, of April 5. Said royal decree seeks to know the current state of the housing stock in Spain to know what measures to establish to improve its efficiency.

The government has launched a series of grants for communities of owners, groups of communities, or single owners of residential buildings.
What are the Key Measures to Improve Energy Saving at Home?
- active measures: These are measures that improve the efficiency of heating, cooling, or lighting systems; such as replacing the boiler with another condensing boiler, using a heat pump in refrigeration equipment, or installing low-consumption lamps.
- passive measures: These are measures that reduce the energy demand of the building; such as: increasing the insulation of the facade, replacing the windows with double glazing, installing solar protections, etc.
