If you are going to sell a house or intend to rent it, it is mandatory to have the energy efficiency certificate or energy certificate. Although we have already talked about it before, today we are going to try to reflect here all the important information about the Energy Efficiency Certificate.

In the event that it is a rental, you must also deliver a copy of the original to the tenant. Although the original must remain in your possession since the house is still yours.
How to get the Energy Efficiency Certificate
It must be a certifying technician correctly approved who performs it so that it is valid.
This technician, when contracting their services, will visit the property and ask us for the documentation they deem necessary for the preparation of the certificate.
Once the report is made, it is registered with the competent body of the autonomous community where the property is located. It is this same body that issues the Energy Efficiency Label corresponding to the property.
What is the Energy Efficiency Label?
The Energy Efficiency Label allows advertising information regarding consumption. This label establishes the rating of the property based on its energy consumption.
This label and the information it contains is what must be incorporated into any offer of sale or rent as fundamental information of the house.
Expiration of the Energy Certificate
The energy efficiency certificate has a validity of 10 years from its formalization. After that time, it must be renewed since the circumstances and the energy consumption label of the house or property may have varied.
Not renewing it can also be grounds for sanction and possible fines.
How much Does the Energy Certificate Cost?
The cost of obtaining the energy certificate varies depending on some companies to others. There have also been quite a few differences between some autonomous communities to others.
What it costs is what the technician or certifying company requests for preparing the report. In general, this cost will not be less than about 300 euros. Even so, it is little money if you take into account that the minimum fines for a minor infraction can already range between 300 and 600 euros. The serious ones can reach up to 6000 euros, so it pays to do things properly from the beginning.
Can I Request the Certificate when I Already Sell Insurance or Rent the House?

A priori, the energy certificate does not directly influence the price of the house or rent. That is, we are not obliged to change our sale price for what is said in the energy certificate and the corresponding energy consumption label.
It is true that if a house obtains a low energy rating on its label, it may lead to greater difficulties in selling it since it is assumed that maintaining that house will be more expensive for the potential buyer.
