Cadastral Audits

What are they?

The cadastral value is an administrative valuation assigned to a property and is used for tax purposes, such as calculating the Real Estate Tax (IBI). This value is objectively determined by the Cadastre, taking into account factors such as the value of the land, the construction, the location, and other technical criteria (uses, coefficients, surfaces, etc.) according to criteria established in the corresponding valuation reports.

A cadastral audit of a property is a detailed analysis of the data registered for it in the Cadastre with the aim of verifying the accuracy thereof and, in case of discrepancies, requesting the corresponding rectification.

In simpler terms, a cadastral audit seeks to ensure that the cadastral value assigned to a property accurately reflects its real situation, including surface area, use, age, construction quality, and state of conservation. If errors or inaccuracies are detected, a review of the cadastral value can be requested, which could lead to a decrease in taxes to be paid.

What are they for?

A cadastral audit mainly serves to verify the accuracy of the cadastral information of a property and, consequently, to optimize the tax burden associated with said property. This implies reviewing the cadastral value assigned to the property and correcting possible errors that may be affecting the calculation of taxes such as the Real Estate Tax (IBI) or the Property Transfer Tax (ITP).

This may result in a reduction of the tax burden associated with the property, as is the case with the Real Estate Tax (IBI).

Who are they aimed at?

These errors in the determination of cadastral values can occur for any type of property, although they are more significant mainly in special buildings such as sports, industrial, commercial, leisure and recreational facilities, or also in land, fundamentally with pending urban planning management or in the process of development. In detached single-family homes, the probability of error is greater than in the case of homes in multi-family buildings.
