Many Spaniards own a rustic property, either through an inheritance received in a rural area.  <\/p>\n<p>There are also many who are thinking of buying land and enjoying the tranquility of living in a town. But before you do anything, you should know that there are things you can do on a <g id=\"gid_0\">rustic property<\/g> and things you cannot. We are going to tell you what a rustic property is used for.  <\/p>\n<p>The first thing you should keep in mind when doing something on your rustic property or when buying it is whether it is on urban or developable land or on <strong>rustic land<\/strong>. That is why a <strong>rustic property<\/strong> is not the same as rustic land. <\/p>\n<p>This type of land is a plot on which a house cannot be built except in some specific cases. In fact, rustic land not only exists in towns, but also in cities.<br \/>\n But to help you understand it better, we are going to explain the four types of land that exist: <\/p>\n<ul>\n<li><strong>Urban land<\/strong>. These are all the plots on which there is construction within any locality, from the smallest village in Spain to the largest city. On them we can build without problems.  <\/li>\n<li><strong>Urban land<\/strong>. On them we can build without problems.  <\/li>\n<li> <strong>Developable land<\/strong>. This consists of land on which there is no construction at present, but there may be in the future. For this, it will be necessary to request and authorize its conversion into urban land by the authorities.  <\/li>\n<li><strong>Rustic land<\/strong>. This is the type of land on which it is not possible to build except for a few exceptions that we will explain later. We insist that it is not only land in a rural area or town. There is also rustic land on the outskirts of cities. Normally this land is used for agricultural or livestock purposes or as forest areas.    <\/li>\n<li><strong>Rural core land<\/strong>. This is a type of land that is similar to rustic land, but with some particularities. It is limited to rural areas and this legal figure is not used in all communities.  <\/li>\n<\/ul>\n<p>Having distinguished this classification, the first thing you should be clear about is what <strong>type of land<\/strong> your rustic property is, or the one you want to buy. To do this, you can consult it in the official registers, it must be stated in the purchase and sale deeds, in the cadastre or directly in the town hall of your locality or autonomous community. <\/p>\n<p>There it must be clearly stated whether the land is urban, rustic or developable. Although this last status can change over time.<br \/>\n You can also deduce that if there is already a house built on a <strong>property<\/strong>, this type of land will be urban, unless the construction is illegal, of course.<br \/>\n And although there are exceptions, you can consider that: <\/p>\n<ul>\n<li> If the land is <strong>urban<\/strong>, you can build a house on it if you wish.<\/li>\n<li>If the land is <strong>developable<\/strong>, you can also do so, but first you must request that the land be classified as urban at the town hall.<\/li>\n<li>If the land is <strong>rustic<\/strong> you will not be able to build on it except for some exceptions that we will now explain.<\/li>\n<\/ul>\n<p>You may be interested in: <a href=\"https:\/\/euroval.com\/en\/what-is-an-agricultural-engineer-functions-and-responsibilities\/\">Competencies in the Official Appraisal of an agricultural engineer<\/a><\/p>\n<p>&nbsp;<\/p><\/div>\n<div class=\"divi-row\">\n<div class=\"divi-column\">\n<div class=\"divi-text\">\n<h2><strong>What can be built on rustic land?<\/strong><\/h2>\n<p>On land classified as <strong>rustic<\/strong>, construction will only be allowed in certain circumstances. These are usually established in the Land Law of each Autonomous Community and will even be affected by municipal regulations. <\/p>\n<p>Therefore, we recommend that you consult these two sources first to be more certain of what can and cannot be built.<br \/> But the most common rule is the following:<\/p>\n<ul>\n<li>Housing for <strong>agricultural<\/strong> or <strong>livestock<\/strong> use. On rustic land you will not be able to build a new house unless it is going to be dedicated to, or is part of, an agricultural or livestock farm. In addition, this source of income from these farms will have to be the main source of the owner of said property. In fact, in some communities it is even established that a house with these characteristics cannot be built unless there was one previously.   <\/li>\n<li><strong>Rehabilitation<\/strong> of existing housing. In some cases and Autonomous Communities, the rehabilitation or extension of a house that was already built previously on said rustic land is allowed. Consult the corresponding Land Law beforehand to make sure if this is your case.  <\/li>\n<li><strong>Rural Tourism<\/strong>. As a general rule, the construction of certain facilities whose destination is rural tourism is allowed. A rural hotel, a campsite, another type of rural accommodation may be built on this type of land. That does not mean that it can be done in any way and in any place. This type of facility usually needs to comply with many technical requirements, especially if they are to be located in places with some type of environmental protection.     <br \/>It will have to respect certain measures, certain technical characteristics that respect the environment, a separation from other elements of the landscape, etc. It is best to consult your town hall and the Autonomous Community beforehand to find out in detail all the requirements and steps to take. <\/li>\n<li><strong>A swimming pool<\/strong>. A swimming pool for private use, in general, is not an isolated element, it is usually linked to a house. Therefore, we can consider that where a house can be built or already exists, a swimming pool can be built.
