Methodological Report

Introduction

Euroval and its Institute of Real Estate Analysis present its periodic study which provides systematic and homogeneous information on the real estate sector.

In a first point, the relationship between the average values and the number of transactions is presented. This relationship is shown for both new Dwellings and used Dwellings , adding the information at national and regional level. The next point shows the relationship between the number of employees in Spain and the average prices of the Dwellings , both for Dwellings new and Dwellings used. The number of employees in Spain is also related to the transactions carried out, and a distinction is made between Dwelling new and Dwelling used. For both cases the statistical correlation of the data has been calculated, using Pearson’s linear correlation that measures the degree of covariance between the variables. In the last point of the report we focused on the evolution of the Dwellings started and finished by year, to which we also incorporated the stock of Dwellings . Within this point, we also show the evolution of the average surface area of the Dwellings in Spain and in the different autonomous communities.

There is a chapter of conclusions where the main ideas derived from the work are synthesized, such as the forms of market adjustment between prices and quantities, for Dwelling new and used, national and by communities; the different correlations obtained with a significant variable such as employment; and the probable evolution of the Dwellings initiated and completed, which determine a more balanced market than that of the previous crisis.

Sixteen reports have been produced so far, improving and expanding the databases used. This has made it possible to present a report that has evolved and been enriched throughout its different editions.

Objectives

The main objective of the report is to provide specific information on the evolution of different indicators relevant to the price of the Dwelling that can help the decision making of the agents of the sector.

Statistical presentation

Source and description of data

The first section shows the data of transactions and average price of the same during the last 12 years. These data have been collected from the different sources of information provided by the Ministry of Transport, Mobility and Urban Agenda. In point two, the quarterly evolution of the number of employed persons is shown, following the concept of equivalent employment, obtained from the National Statistics Institute, and is compared with the transactions and average prices obtained from the Ministry of Transport, Mobility and Urban Agenda. The last point shows the evolution of the Dwelling started and finished, in addition to the Stock, which is obtained from the MITMA. The last section of this point, the average surface area of the real estates has been prepared using the different Euroval data sources

Geographical scope

The data at national and regional level are shown in the different points.

Time coverage

The report has a half-yearly periodicity, with some exceptions, and its publication is focused on collecting data from each of the semesters of the year.

The Real Estate Situation Report (Inmocoyuntura) is published in the different media available to Euroval.
